根据产业网站iProperty日前发布的《2019房产需求分析报告》显示,2019年大马转售市场需求按年增长13.3%,按房屋类型划分,排屋仍是最受青睐的房屋,资产增长率达到3.16%。服务式公寓的需求增长最迅速,按年激增17.3%,而普通公寓的需求也摆脱上半年的颓势,从萎缩5.9%转为按年升14.2%。
REA集团亚洲客户数据方案总经理Premendran Pathmanathan在《2019房产需求分析报告》推介礼上指出,沙巴亚庇目前是我国房产需求增长最快的城市,按年增长24.72%,紧随其后的是八打灵再也(22.13%)。
同场出席推介礼的有大马iProperty总经理大卫玛瓦(David Mawer)和iProperty代理商和开放商业业务总经理刘梓禾。
该报告是采用iProperty平台数据进行分析,主要调查4大地区,即吉隆坡、雪兰莪、槟城和柔佛的访客询问量与二手房产供应量。
按地区划分,雪州二手房产需求显著走高,按年升22.4%;紧追其后的是吉隆坡,房产需求按年增长了19.8%,房产中位数价格主要介于51万6000令吉。槟城则从上半年下滑4.4%,扭转至全年反弹10.6%;唯独柔佛州的需求最低迷,按年下滑12.2%,主要因为柔佛房市供过于求的情况过于严重。
Premendran Pathmanathan指出,槟州房产需求得以扭转劣势,相信是受到槟州交通大蓝图和填海计划(PTMP)效应所激励。
