小方打算购买房子了,但有个问题一直困扰着他,那就是怕被内陆税收局(LHDN)追查询问。
“有点担心咧,如果内陆税收局突然找上门怎么办?还是找财叔探个究竟比较保险吧。”
小方问财叔道:“财叔,有个问题又得请教你。购买房屋会被追税吗?”
“很多人买房子后会收到内陆税收局的来信。”“那,那……怎么办啊?”小方满脸担忧。
财叔回应道:“但无需太担心哈哈,税收局只是想知道你的资金来源,以确保你的资金来源没有问题。”
“原来如此,那我该怎么做呢?”
“你只需要向税收局提供文件,证明你的收入来源就没什么事了。”
“好的,我知道了!”小方豁然贯通。
小方又喃喃自语道:“不知道购买房子需要交什么税务吗?”
小方问道:“财叔,个人购买房产需要缴付什么税务吗?”财叔答道:“当然有啊。要缴付的税务可多着呢。首先是契税。在契税里,别墅类房子要交4%的契税,普通住房交1.5%,90平方米以下的房子交1%。接着是印花税。印花税得贴在房屋买卖契约正本上,按照房屋买卖成交价的0.3% 交纳。转让土地使用权、销售不动产的单位和个人,为营业税的纳税义务人,应纳税额为转让土地使用权、销售不动产及其他附着物营业额的5%。然后是买卖手续费,再最后是维修基金等等。”
财叔再答道:“在2019年财政预算案中,政府宣布超过100万令吉的房产印花税,将从原先的3%调升至4%。全新的印花税(SPA及MOT)比率将根据以下类别调整。”
